Maintenance Guide
At Devine Housing, we take good care of our properties because we care about you. To make sure that you enjoy a good quality of life during your stay, we make certain that all of our properties meet the strict government requirements, and we pride ourselves in keeping it that way. Due to this, we will be periodically inspecting the properties to confirm that the properties and everything in them are being used and taken cared of responsibly.
As tenants, we expect you to utilise the space and amenities as intended, and to promptly inform us of any maintenance or issues that need to be immediately addressed. Failure to do so can result in property damages that can be charged back to you.
To help you with the things to look out for, here is a list of items that should always consider.
Smoke alarms
All smoke alarms in and around the properties are verified to be in working condition. Please make sure they stay that way because they will be critically useful in preventing damages, injuries, and loss of lives in case of fire accidents. Do report to us any observable external damages to the smoke alarms so we can make sure they continue working as intended.
Gardens
For properties with gardens, you are responsible for keeping the garden area trimmed and orderly. Please make sure that the plants in your garden do not become overgrown or enter other properties. Otherwise, you will be called out and penalties may be imposed.

Wastes
Our properties are equipped with proper waste collection areas and easy-to-follow disposal systems. Please follow proper protocols in waste disposal so the waste collection areas remain clean and free from pests.
Painting
External and internal paints are restored and checked before the properties are turned over to you. However, should you feel it necessary, you need to inform us and wait for our permission before you make alterations to the painting. Please take note though that we do not usually allow alterations to the property, so do not be surprised if your proposal gets turned down.
Inspection Service
We have a team of professionals in charge of regularly inspecting the properties to make sure that the properties remain safe to use. These teams may take videos, photographs, or even surveys periodically. As part of their responsibility, they produce reports on the overall condition of the properties including the following details:
Number and identity of tenants occupying the properties.
Fixtures that originally come with the properties and the succeeding (permitted) alterations to them.
Utility readings, average consumption, and payments (or overdues).
Overall cleanliness and maintenance repairs.
Tenant feedback, if there are any.
